Pricing questions
Why are prices given as ranges instead of exact figures?
An exact figure cannot be given without measurements and material choices. The ranges help you plan a budget before the consultation. After the consultation the estimate is written line by line with exact figures and tied to the contract.
Do these prices include permits and tax?
Ranges cover labor and standard materials; permit fees are listed separately. Your written estimate shows permit fees and any applicable tax on separate lines, and every job is invoiced.
How are payments scheduled?
Through a draw schedule tied to the work: a deposit at signing, progress payments at milestones and the balance at handover. The amounts are written in the contract.
Should we pick the contractor with the lowest bid?
Compare bids by their scope. A low bid often leaves out waterproofing, plumbing or debris removal, and those come back mid-job as change orders. Two bids with a different number of line items cannot be compared.
A consultation for the exact figure
After the consultation your estimate comes itemized, in writing.
