Line-item breakdown

The exact figure comes in a written estimate after the consultation.

The order of work in six steps

  1. 01

    Demolition and tear-out

Old flooring, cabinets and, where needed, walls come out. Debris goes into a dumpster and is hauled away on schedule.

  2. 02

    Electrical and plumbing rough-in

Lines are run again to the new layout by licensed trades. In older homes we do not leave plumbing out of scope; old pipe will not carry a new bathroom.

  3. 03

    Inspections and waterproofing

Rough-in inspections are passed before walls close. Wet areas are waterproofed and flood-tested before any tile goes down.

  4. 04

    Tile and flooring

Bathroom and laundry tile first, then floors in the living areas and bedrooms. Hardwood goes down last.

  5. 05

    Cabinet measuring and fabrication

Kitchen and bath cabinets are measured after tile is finished. Shop fabrication takes 2-3 weeks.

  6. 06

    Paint and final trim

Final coat of paint, cabinet installation, fixtures and trim-out. Before handover we walk the punch list with you.

Whole-home remodeling questions

What does a whole-home remodel include?

Flooring, interior doors and windows, drywall and paint, kitchen and bath cabinets, fixtures, electrical and plumbing, plus permits and inspections. Furniture and appliances are not included. The scope list is attached to the contract.

How long does a whole-home remodel of 1,000-1,200 sq ft take?

With a standard scope it takes 6-8 weeks on site after permits are issued. Two things stretch the schedule: custom cabinets waiting on fabrication and HOA work-hour limits. We discuss both at the consultation and build them into the schedule from day one.

Can we live in the house during the remodel?

Not during a full remodel; water and power are off for much of the first two weeks and the floors are torn up. A room-by-room partial remodel can work while you live there, but it takes longer.

How does the payment schedule work?

The contract sets a draw schedule tied to completed milestones. A typical flow: a deposit at signing, a second payment after rough-in, a third after tile, and the balance at handover.

Do we have to replace the wiring and plumbing in an older home?

In homes built before 1980, usually yes. Galvanized steel pipe loses pressure and leaks over time, and older wiring cannot handle the load of a modern kitchen. Code also requires GFCI and AFCI protection in many rooms.

Do you buy the materials, or do we?

Either works. If you buy through us, the brand and model go into the contract. If you prefer to buy them yourself, we give you the quantity list; the labor price stays the same.
