Large home renovation
A photo progress report on the same day every week
Many owners of larger homes are not on site while the work happens, whether it is a second home or a property they are moving into later. The weekly report lists that week's work, next week's plan and the decisions waiting on your approval.

Sample imageExterior, deck and interior materials are planned on one schedule.
The scope comes in three parts
Interior
Floors, stairs, bathrooms and kitchens, interior paint, lighting rough-in. Planned floor by floor on one schedule.
Exterior
Exterior paint, siding repair, window and door replacement. Scaffolding setup and notifying neighbors and the HOA are on us.
Deck, patio and grounds
Deck and balcony waterproofing, patio surfaces, garden wall paint. Exterior work is sequenced around the weather.
The work runs in two phases
Planning
At the consultation we walk and photograph every floor and the exterior. We put together the scope list, material choices and a floor-by-floor schedule. This phase takes 1-2 weeks.
Construction
Rough work moves top to bottom, finish work bottom to top. Exterior work runs in parallel, timed to the weather. We finish with a punch list walk at handover.

Budget range for large home renovation
Scope varies too much on larger homes for a table, so we give a written estimate after the consultation. Ranges cover labor and standard materials; permit fees are listed separately.

Questions from owners of larger homes
How long does work on a large home take?
It depends on scope: interior paint alone takes 2-3 weeks, a full interior remodel 8-12 weeks, and 12-16 weeks with the exterior included.
We live out of town. How do we follow the project?
Every week, on the same day, you get a progress report with photos and video. Decisions such as color or material changes are never carried out without your written approval.
Does the season matter for exterior paint?
Yes. Exterior paint is not applied below about 40°F or in wet weather. Spring and fall are the most reliable seasons.
Can we choose materials remotely?
Yes. We send samples by photo and video. For items like paint and tile we do a test patch on the wall and wait for your approval before going ahead.
